Munro and Rich commence the search considering the lower North Shore and Eastern suburbs. After getting to know our clients a bit better Munro guided them towards the Paddington / Woollahra area where he believed they would best be able to enjoy the lifestyle they were looking to create. We reviewed several properties on market as well as a selection of off market opportunities. Once we had a better picture of what was on market as well as inspecting several off-market properties, it was decided to proceed with a beautiful wide fronted large terrace home in Paddington with double lock up garage which was due to go to auction in a couple weeks. We undertook due diligence around pricing as well as obtaining an independent building and pest inspection , at which point Munro saw an opportunity to strike pre auction. Munro always says” if you’re going to try and negotiate a deal pre-auction, know more about your competition, make sure you know what to do, when to do it, and more importantly how to do it to ensure that you’re not bidding against yourself.” Our client was elated when Munro was able to secure their dream property Pre Auction well below the price that they expected to pay for the property.}'}
