An expat client relocating from the UK to Sydney, unfamiliar with the local market, was looking to purchase a home near Sydney’s eastern suburbs beaches. Having been away from Sydney for several years, they needed a trusted advisor to guide them through the local market, offering insights into available options and what their budget could afford. A colleague of theirs, who had previously worked with Munro, recommended his services, praising his integrity and market knowledge. This recommendation gave the client the confidence to partner with Munro in securing their new home. Before formal engagement, Munro held several Zoom meetings with the client and her husband to understand their specific needs and preferences. He offered invaluable feedback on different eastern suburbs beach locations, helping them pinpoint areas that aligned with their desired lifestyle. Munro also shared recent sales data to provide a clear understanding of actual home prices, giving them a more reliable picture of what their budget could secure compared to sales guides. The client had identified one property online, which Munro endorsed. They immediately began due diligence, as the property was due for auction in a few weeks. Munro appraised the property and strategically made an initial offer, which was expected to be rejected. Two days later, after receiving an offer from another party, the agent contacted Munro, who responded with a strong counteroffer that was still well below his appraisal and the client’s budget. This resulted in securing the property for his client before the auction. Throughout the process, Munro continued to search for other on and off-market options to ensure the client had alternatives, just in case their first choice property sold above their budget. The client was thrilled with the outcome. After exchanging contracts, they sent Munro a message: "So excited, we really appreciate your advice and guidance, Munro!”
