My clients were time poor and were looking to purchase a quality property that would attract quality tenants in a location that would provide healthy price growth. We were patient and reviewed many options and settled on a quality renovated Circa 1920’s beautifully renovated Federation brick semi 300m from a bustling popular entertainment hub within Newcastle edge of the CBD. The property we decided on had been on the market for 3 x months at a higher price of $1,050,000 to $1,150,000 & it had been withdrawn temporarily, soon to go back to market at a new competitive price point. We appraised at $965,000 to $985,000 & purchased well below value at $950,000 saving my clients anywhere from $15,000 to $35,000. I had good rapport with the selling agent and discussed a lower price point and we agreed on a favourable price allowing the vendor to have a longer settlement and to lease back if she needed and thus reducing the price further with providing flexibility on terms & conditions to suit the vendor. Having a ‘think outside the square’ mindset allows creative negotiation for my clients. Patience, good negotiating skills and rapport with the local selling agent were the keys with this high quality purchase in a central, popular suburb only 6mins from Newcastle CBD & 10mins from the beach.
