I love a challenge & I certainly got what I wished for with this transaction! The clients wanted to sell an underperforming property in Melbourne firstly, so I kept in constant contact with the clients on the progress of this and at the same time presenting numerous property opportunities to them from the healthy performing Regions of Newcastle and Lake Macquarie, working with a challenging house entry level budget of under $750,000 and ideally around the $730,000 price range purchase. Given most suburbs now have median values of btw $800k to $1m this was going to be challenging as I was also looking for a versatile property, that could take a seperate granny flat to increase yield or was a multi-tenanted property, so this required much energy & extra knowledge & skills to review planning certificates, contracts & organise planning reports for the clients who were very detailed people. Marrying up price, timing and a simultaneous settlement was also going to be tricky with a challenging budget. I was able to locate multiple opportunities for my clients and I was successful with exchanging on the ideal property in a Middle ring suburb, close to a University, employment hubs, schools, shops & facilities in a very nice quiet street with quality homes. The property we successfully purchased within budget constraints for $730,000, backed onto a reserve and the home was positioned on a large 695m2 block, with vehicular side access & driveway, ideal to add a granny flat to the rear to increase yield. The home is very tidy and ready to lease immediately. In this location a new 2 bed, 60m2 granny flat leases for btw $400 - $500/wk depending on quality of finish, size of yard, privacy & if parking is provided, so once a new granny flat is added, this will provide my clients with cash positive investment properties. I was able to negotiate ideal terms to accommodate the simultaneous settlement we were looking for and working within a very tight time schedule. My clients were very detailed and experienced investors so I provided a high level of detail and various reports on the property, demographics, rental vacancy rates and planning reports to aid their decisions.
