The successful property we purchased being a home on a corner block in an elevated position with some Ocean & Lake views, 6min drive from a stunning Beach & a vibrant shopping hub & the Lake waterfront, was below market value & has room to build an additional dwelling beside the existing home. I was able to determine that the vendor was highly motivated to sell & wanted to settle prior to Christmas. Although there was actually a higher offer on the table from another party, with my experience, skill set & local trust with the selling Agent, I was able to position my clients in the best possible light and offer superior conditions over the other Buyer & offered an immediate unconditional exchange within 24 x hours of submitting our offer. After setting up conference calls with my clients mortgage broker, making sure finance was all in order & my preferred solicitor reviewing the contract & organising this both after hours, which can be very difficult to do, particularly on a Friday afternoon, to make sure that the team around my clients were all on board and all in agreeance from a finance & legal point of view, we were able to orchestrate exchange of contracts, and seal the deal. Being able to move this quickly, lining up all of the ducks, dotting the i’s & crossing the t’s and having the best professionals around me, allows me to move quicker than any other buyer, which is the key to my & our clients success every time.
