My client wanted to take advantage of buying now whilst it was more of a buyers market. She had sold in the Northern Beaches and wanted to relocate to Newcastle, lease the property out for the first year or two & then move up in due course and pick up some capital growth in the meantime. She was tossing up between an inner city Apartment or edge of city Townhouse or even an older Terrace or Semi and we looked at more than a dozen properties the week before Christmas, and another half a dozen potential properties the week before within a wide area, within a 6min drive of the CBD & also properties within the CBD and decided on a stunning & immaculate spacious modern townhouse overlooking the water, walking distance and a level pathway direct from the property straight into Honeysuckle, the CBD & easy level bike ride to Nobbys Beach. We were competing against 2 x other buyers, in a type of contract race scenario, however I was able to position my client to get into position the quickest to exchange by utilising my trusted solicitor and other professionals in my network to provide a successful outcome for my lovely client. We exchanged on the last business day before Christmas (22/12/2023) with a longer cooling off period to allow me to conduct an online strata search report prior to unconditionally exchanging. This is a stunning property my client will enjoy residing in once she makes the move to Newcastle and she could not be happier with the outcome.
