Kevin worked with this very cautious young couple buying their first investment property and they loved the grant flat strategy. After reviewing multiple property options, I located a property that was well within their $900,000 limit in an affordable location with a low maintenance brick home which lends itself perfectly to add a granny flat, which I have already introduced my clients to a reputable granny flat Builder & they are working on suitable designs. Once the granny flat is added, it will provide a cash neutral or cash positive property for them. Many homes in the sub $850k bracket are older homes requiring work or ongoing maintenance, however we chose a home that was a more modern construction than most and provide less money over the years to maintain, so a smart investment with the added benefit to add a secondary dwelling providing a cash neutral or cash positive investment property for our clients.
