My clients were becoming frustrated with the selling agents lower “guides” which were all selling anywhere from 5% to, in some cases, as much as 40% above the selling agents “guides”. They felt Newcastle was overpriced as the properties kept selling above “guides”, however after I had educated my clients that it is the selling agents who are actually underquoting with their marketing to reel in more buyers to gain more interest. I carried out a number of reports showing the difference from the selling guides to the actual sale price and once they were educated around this, felt confident that I had a handle on the market & after reviewing over a dozen potential properties that had multi-tenancy potential, we settled on a fully renovated 3 bedroom, 2 bathroom cottage with park views and this also featured a 3yo 2 bed, 1 bathroom 60m2 granny flat with a huge carport & 3 x car spaces with separate lane access providing a quality dual property, with nothing to do, providing them with the higher yield they were looking for all only a 6min drive into the Newcastle CBD within a consistent growth suburb. This is what we call a recession proof property. The house leased for $700/wk & the rear granny flat $500/wk.
