The final property we settled on was a renovated Double brick & rendered Art Deco stunner on a large North facing block with a wide 26m frontage that had a fastidious owner moving into an aged care home and my client was pleasantly surprised by the lower price I was able to achieve. I had worked with the selling Agent previously & she understood how efficiently & quickly we were able to move & due to our speed & the fact that the seller had found a retirement home, the timing was just perfect & we were able to provide flexible settlement terms for the vendor, yet exchanging unconditionally right away after carrying out Building & Pest Report reviews & getting the ok from my clients financier meant that I was able to secure the home around $20,000 below expectations.
