Our client's budget was limited below $500k, placing us in a tough market with high demand and limited options. Despite noticing the increasing prices, our client wanted to take a bit of time to explore options before committing. When the perfect property popped up on the first day, our clients hesitated and did not want to move forward with the first property that was put forward. Understanding their perspective, I emphasized the property's strengths and reminded them that properties don't always present themselves in a predetermined order; sometimes, the first one can indeed be the best choice. However, as hindsight often reveals, clarity comes with time. Fast forward 11 weeks, we located our clients a fantastic owner-occupied brick duplex, constructed in 2009. Additionally we also put together a deal so that the seller could rent the property back for 12 months at market rate, ensuring a solid yield of 5.17% and allowing our clients to seamlessly transition into ownership with certainty and peace of mind.
