This professional Canberra (NSW) based couple rang Propertybuyer because they wanted to invest into the Melbourne residential property market and to take advantage of the cyclical low. They also wanted to avoid past mistakes of buying property directly with limited market and property knowledge and experience. Having previously overpaid for Canberra property bought directly without a property advocate, they were now convinced that they needed a property advocate especially buying in Melbourne. Unexpectedly, we secured an ideal investment property in Pascoe Vale South within the first week, however the building inspection report found a major defect in the roof ridge beam and we exercised our option to walk away from the contract. In the subsequent 4 weeks we inspected over 40 properties in the north east of Melbourne where recent growth had led the Melbourne market and we subsequently went to over 15 auctions. After shortlisting a number of homes we had the unenviable task of having to choose 1 auction out of 4 which had all been booked at 2pm kick off. My clients and I had set our target on the most likely property - out of the 4 - that we could buy within our budget that would also meet the client brief KPIs. The property was a mid 1980s Kilkenny Builders-built brick veneer and tile 3 bedroom, 2 bathroom home with a double carport and metal garage with stunning well-kept manicured gardens, in a court location between shopping centres and schools and close to all transport links. The property had never been rented and the current owner was also the original owner of the house. At the auction, 2 bidders fought it out till the auction passed in at $805,000 with a reserve of $860,000. As is custom in Melbourne the last bidder had exclusive rights to negotiate and so did the 2nd party. We anxiously waited outside hoping for a stalemate and fortunately we were given our chance and after a few goes we agreed to a final price of $827,500 which was within the valuation and budget range. My happy young professional clients can now enjoy a slice of Metro Melbourne within 20kms of the CBD and enjoy the birth of their child coming soon!!
