Our “appraise and negotiate” service gives the client control to choose properties they like at their own leisure, using our service to appraise and negotiate only once a property they like is identified. After liking our “appraise and negotiate” service, I was approached by a lovely former Mackay (Qld) resident. She worked in Melbourne and wanted me to help her buy her first property using the Victorian Government Homebuyer Fund. The client also had a little dog which was her treasure and there was a very heightened need to find a property with the required layout, in particular a large terrace connected to the bedroom and living area with lots of natural light. After inspecting numerous properties in Abbotsford, South Yarra, CBD and Docklands and being “pipped to the post” on a couple she finally found her dream apartment in Docklands. The 1-bedroom apartment located right in the heart on the 1st level of a “Boutique” development , came with dual access allowing her to exit from the apartment via the terrace stairwell to the street footpath and to the park opposite. The other exit via the front entrance door gave her access to the park behind the development via 3 security doors. The floor to ceiling windows throughout provided significant natural light. Also, being a corner apartment, I loved the window in the bathroom allowing natural light, something quite rare in apartment developments. The apartment was sold late last year and fortunately for my client it fell through when finance was not forthcoming. The property was listed for public auction in April but following lengthy negotiations, building inspections and offers and counteroffers both parties came together and agreed to a price and terms over a 45 day settlement. It wont be long now for this new Melbournite to enjoy her home and for her dog to enjoy the park views from the terrace.
