Each level comprised 2 mirror units with the subject being on the 1st level facing the rear. One flight of stairs was convenient as the building was devoid of a lift which also meant less OC fees. In fact, the OC bank account was flush with cash. The location meant that a car space was not necessary and being an avid soccer enthusiast being close to Albert Park Lake meant he could jog the tan and watch South Melbourne Hellas all in the one day. Having only 7 lots on 1 prestige site meant the land content value of the subject as a percentage of the purchase price was approaching 90% compared to 10-30% for a typical apartment, and here's the big one, the purchase price was $220,000 less than the CIV on the rates notice.  My local client had a small budget to invest into a Melbourne apartment and residing in the outer northern suburbs, felt that his only options were the middle to outer ring suburbs, or close to CBD in developments with hundreds of apartments.
