We received a call from a medical professional who authorised Propertybuyer to bid at an auction in East Brunswick near Merri-Creek. At the auction we were unsuccessful. In fact, no bid was placed as I watched 2-3 interested parties competing and forcing the sale price approx. $220K above the reserve. Post auction, I told the client that whilst we were unlucky this time, I wasn’t overly unhappy that we didn’t buy the property. The home needed significant work, it had a medium fall to the rear and the optics were below average looking into a large church and high-tension powerlines to the rear. Disgruntled with the service received from selling agents and the opportunity cost associated with running her business, the following day the client signed up for our “full service” offering. I discovered in time that the client owned a Labrador called “Delphi” named after the Oracle of Delphi. Delphi loved jumping into the creek water and the owner subsequently needed to spray and wash her down at home. This was a great bonding experience between owner and pet. It also meant that in her Buyer’s Brief a key requirement was that any home needed to be close to Merri-Creek. Our second disappointment came when sourcing a home in Rennie Street Thornbury near the Creek. Whilst the home needed lots of work, we submitted an offer prior to auction which was accepted by the vendor. However, with the auction date nearing in 3 days the agent was forced to notify all interested parties who subsequently joined me on an online auction prior to the auction date. At the online auction we missed out again as we watched other parties bidding at a price we felt was above market value. So this was the second disappointment the client experienced. We persisted and found a house in Muchall street Coburg, a wonderful quiet location within 2 minutes walking to Merri-Creek and Egan reserve, a dog-off the leash area. The area was tightly held with only 7 sales in 3 years. The house was a “forthcoming auction” and to our surprise it received an early bid from another buyer that was acceptable by the vendor. When given the opportunity by the agent to challenge the offer at an online forum, we did, but this time we used a “knock out” bid to secure the property. It was a wonderful experience for our client who became quite emotional following her journey but leading ultimately to a happy ending. It was also a happy ending for Delphi who could now enjoy her swims in the creek. Also, 2 side advantages were 4 off-street parking spots and a house that required no capital expenditure and a buying price below budget. Another happy Propertybuyer customer.
