These clients had saved for many years to purchase a property but were priced out of their local area. Instead of giving up on property altogether, they decided that rentvesting would allow them exposure at a level they were comfortable at. Their brief had a number of limitations as they could not afford a money pit nor a high weekly cash input. A number of areas would suit but we also needed good capital growth to ensure that the investment was worthwhile. The suburb of Wyoming on the NSW Central Coast has fantastic growth prospects as streetscapes are being improved through renovations. Values will outperform the market as a whole due to its proximity to current Gosford developments which are a increasing amenity and employment. Bigger infrastructure projects (fast train) will trigger massive demand in the longer term. This property perfectly filled the clients' brief as it was a four bedroom, two bathroom house with excellent rental yield. The renovations mean that very little will need to be spent on the property in the short term. Later, as the budget allows, the large landsize allows for many different opportunities to grow wealth in the property. Due to the nature of the current market, properties at this price point are moving rapidly. Demand is out stripping supply. I was able to use my contacts with local agents to secure this property before a number of other purchasers. While not significantly under true value, the opportunity to negotiate a fair price without having to get into any bidding wars was welcomed by our clients. A few little extras were also negotiated in (early access for rental advertising, etc) which should save our clients some additional money that they were not even aware of as a possibility.
