Our overseas client was a first time investor with budget constraints, and was uncertain of best capital growth and rental yield locations within his budget.  In a span of 7 weeks from engagement, we successfully secured him a stand alone, unoccupied house, situated on a 623m2 block of land, with side access and the potential for a granny flat.  In the contract we added a clause allowing property inspections to take place once the contract reached unconditional status.  This clause provides our investor with the best opportunity to maximize rental yield and secure a tenant in time for settlement.
