Blessed with parklands, fringed by water and boasting wide footpaths, this prestigious suburb of Sydney offers up the space and freedom of suburbia but is still only six kilometres from the city. Through its heart runs the busy Military Road, while the suburb itself sits snugly next Neutral Bay and Mosman. There’s also Cremorne Point to the south, a more exclusive enclave, which claims prime positioning in the Harbour.
Units are the most common dwelling style dominating the suburb along with a variety of older & newer semi-detached or fully dwellings. 59% of dwellings in the area are units. 16% are Houses, 13% semi-detached and 12% other/commercial.
Age mix for the suburb is 0 to 29 yo is 32%, 30 to 49 yo is 36%, 50 & above is 32% so it’s a very attractive suburb for families and retirees.
According to Residex, Cremorne experienced market growth of around 32% from November 2015 to October 2019.
Renters are on the rise in Cremorne, so it’s no surprise to find plenty of apartment blocks in the area – ranging from Art Deco to more modern multi-dwelling builds. Freestanding Federation and Californian Bungalows dot the streets, the most beautiful example being the heritage listed ‘Belvedere’ designed by Alexander Stewart Jolly in 1919. Military Road provides plenty of hum, with plenty of old-fashioned high-street stores and more modern restaurants.
During the week, Military Road ferries busy commuters back and forth from work but come the weekend, it’s also the spot where locals go for provedores, cold-drip coffee and the Hayden Orpheum Picture Palace – a stunning 1930s Art Deco cinema, complete with Wurlitzer pipe organ.
A stroll to Primrose Park and you’ll find tennis courts, walking trails and the quaint community Art and Crafts Centre, not to mention sparkling water views. SCECGS Redlands, a co-educational private school, has its senior campus in Military Road and the junior and middle campus is found in Murdoch Street.
Don’t be fooled by the quiet streets, the charming cinema and the laid back lifestyle: this is a place where hard working Sydney folk cool their heels. The real beauty of the postcode is that once you’re north of the Bridge, there’s a true sense of serenity, not to mention a gateway to the glorious Northern Beaches.
The number of schools in Cremorne is a little lower than some other suburbs around Sydney. Both Middle Harbour and Neutral Bay public schools are catchments for the suburb. Private school, SCECGS Redlands, has its senior campus in Military Road and its junior and middle campus in Murdoch Street.
House prices showed slightly more resilience in Cremorne during the slowdown in Sydney in fact, prices dipped only 2.1% which was smaller than the Sydney wide average of 5.8% and unit prices didn’t fair quiet as well dipping 6.9% compared to the Sydney wide 4%. Residex notes Only 0.32% of properties in the suburb are currently on the market with an average time of 27 x days on the market and Growth has been consistently healthy for houses averaging at 10.2% p.a and units achieving 10.6% for the last 10 x years.
Residex notes the median house price now sits at around $2.9m, although sales prices do vary dramatically depending on features and land/property size. Around $2.0m to $2.25m will buy you a 3-bedroom 1x bathroom terrace, on 400m2 without views. Or for a standard home 4/3/2 house on 586m2 $3.2m+ with water views. Units vary significantly depending on the age of the building number in the block and proximity to amenities and views.
