John & Miriam are downsizers who sold their large family home in Vaucluse and were looking for a low maintenance home to enjoy their retirement years, but still close to the amenities of Double Bay and close to the city.
The property brief was in a small search area in the Inner East and had to be suitable for them to be able to lock up and go off to their farm for extended periods of time without worrying about maintaining the gardens or the security of their new home. Having also sold their current home and settlement fast approaching they needed to find a new home within 30 days.
Solution:
In only 18 days (a phenomenal feat in any market) Michael found our buyers their dream property in Darling Point. However, like all “A” grade properties in a tightly held pocket, (This was the first time in 10 years a property in this pocket of Darling Point had come onto the market), there were 5 other Buyer’s Agents all vying for the same property.
This is where Michael’s agent relationships and negotiation skills really came into play. He was able to secure the property in a tense 8-hour negotiation. Even better his offer price wasn’t the highest offer on the night. Like a game of chess, it came down to strategy and reading the play.
