Seven Key Elements For Luxury Property Design - November 2023

Interior design is the art and science of enhancing the interior of a space to create a more aesthetically pleasing and functional environment. It involves the use of various impactful elements such as spatial planning to ensure a beautiful, practical and comfortable space. This is done by using interesting finishes within the home by incorporating colour, texture, lighting and furniture to transform a space into a beautiful and welcoming environment. This is a crucial aspect of our daily lives that can greatly impact our well-being and overall quality of life. Let’s explore the importance of interior design and how it can positively influence our lives.

1.    Design

The first impression of a property is often based on its design. A well-designed luxury property immediately catches the eye and creates a positive impression. This can increase the perceived value of the property and make it more desirable to potential buyers. From the exterior architecture to the interior layout, every aspect of the design can make a huge difference in adding value to the property. When buyers (or a valuer) walks into your property, you want them to have a jaw dropping reaction of “wow – this place looks amazing!” and create warm fuzzy feelings that makes them feel like they have come “home”.

2.    Functionality Vs Aesthetics

Another challenge in interior design is finding the balance between functionality and aesthetics. While it's important to have a beautiful and visually appealing space, it's equally important to make sure it serves its purpose. This can be particularly challenging in high-traffic areas such as the kitchen or living area. Consider incorporating multi-functional furniture and storage solutions to maximize both style and functionality. You could design stylish pull-out drawers for example under a staircase.

3.    Kitchen Excellence

The kitchen is often referred to as the heart of the home, and for good reason. Not only is it a practical space for everyday living where meals are lovingly prepared, but it is also where family and friends spend quality time together. To ensure the best functionality the kitchen area is now defined as being open, incorporating an island, dining area and living area. There are so many positive reasons to have an open plan area. Generally, the space should feel very grand with the openness, as it allows families with young children to have a visual view of their children at all times whilst the parent is cooking, and it also allows for family and friends to be social.

4.    Natural Light & Airflow

Incorporating natural light and airflow into interior design is not just about aesthetics; it's about creating a healthy and comfortable living space. By maximising natural light and incorporating proper airflow, you can create a space that promotes well-being and enhances the overall design. By utilising highlight windows and opening skylights is a great way to bring in natural light and airflow into an area without compromising wall space. Another great way is incorporating bifold or stacker doors which also have the added benefit of blurring the lines between the inside out.

5.    Space and Form

Space and form are so important in interior design. Space and form create balance and proportion within a room. High ceilings are a great tool in a well-designed space and will create a sense of grandeur and luxury. Balance between positive space (occupied by objects) and negative space (empty or open space). The form of objects within a room also contributes to its overall proportion, ensuring that everything is visually pleasing and in harmony.

Our living and entertainment areas are where we go to unwind and relax after a long day. Therefore, it is essential to design these spaces with comfort in mind. From choosing comfortable seating to incorporating soft lighting and cosy textures, a well-designed living and entertainment area can provide a sense of relaxation and comfort, making it the perfect place to unwind and create memories with family and friends.

6.    Technology

Utilising cutting edge technology within the home these days is a must. Technology makes it easier for the inhabitants of the home by streamlining everyday living. Whether it be by incorporating lighting, security and sound systems throughout the whole house with one push of a button or having remote blinds and curtains right down to underfloor heating all these not only add value to the home, but they also create a sense of luxury to the owners and their families. And don’t forget simple things like ample power points in various parts of each room.

7.    Quality Finishes

High-end finishes immediately create an impression of luxury and sophistication, beautiful and quality finishes will always stand the test of time. Selecting and incorporating these finishes within the home ensures that the space flows from the minute you enter throughout the entire space. This is so important, designers look at the space as a whole and therefore the finishes will all work together to create a seamless, beautiful, textural and luxurious haven for everyone to love.

In summary, using an interior designer from the start has been proven to be a sound financial investment to design your home. As well as being a smart financial decision it is also crucial for creating a space that is both beautiful and functional. Interior designers have the skills, expertise, and attention to detail needed to bring your vision to life and make your home truly unique. So, if you are considering designing or renovating your home, investing in an interior designer is a decision you won't regret.
