Why
Sutherland Shire

Sutherland Shire is home to four magnificent national parks, gorgeous surf beaches, and sparkling waterways. Visitors are spoiled with the perfect blend of beach calm and metropolitan elegance, along with a burgeoning cuisine scene.

Education

There are now almost 100 schools in Sutherland Shire. The Gymea and Loftus Colleges of Technical and Further Education, a technology high school (Gymea Technology High School), one of the top ten academically selective high schools in New South Wales (Caringbah High School), a sports-focused high school (Endeavour Sports High School), more than twenty secondary schools, preschool facilities, and special schools for kids with special educational needs are in this area.

Shops & Restaurants

The Hairy Man craft brewery is well-loved in the Shire. Here, lines are out the door as backyard homebrewers come to the brewery that doubles as a tap house to live out their ambitions. On Woolooware Bay, the cellar bar is available from Thursday to Sunday for a quiet drink and a changing selection of food trucks.

Waterline By The Bay in Cronulla offers a delectable à la carte meal in a tranquil environment while looking out over Gunnamatta Bay and parklands. Drink beverages and indulge in the fresh seasonal Aussie food while you watch the sun set across the bay.

Leisure - Snorkeling Spots

1. Inscription  Point

There is another reason why the location where Captain Cook is infamous for landing is well-known. A community of marine life is hiding beneath the surface of the historic arrival point and is just waiting to be uncovered. Visit Kamay Botany Bay National Park to see, among other things, catfish, eagle rays, and octopus. When you explore the waters at Inscription Point, don't be shocked if you see electric blue groupers following you around because they are friendly fish.

2. Beach Wattamolla

Wattamolla, a delight for those who enjoy the water, is located deep within the Royal National Park. Discover the aquatic splendor of the Royal National Park by exploring the lagoon, ocean, and trickling waterfall nearby. Take a plunge in the serene lagoon while the cascading Wattamolla Waterfalls serve as your backdrop. Grab your mask. Like to dive? Those who want to advance their underwater exploration frequently dive off Wattamolla Beach's rocky headlands. Always use caution and confirm the state of the ocean before swimming here. There is no phone coverage in the Royal National Park because of its distant location.

3. Jibbon Beach

The lovely Jibbon Beach in Bundeena is another sanctuary for snorkelers. The waters are very clear and home to many different fish species, including groupers and cuttlefish, making it more popular than Gunyah. A abrupt drop on the sea bed where boats and rowers are gathered should be avoided. Dry off your mask after seeing the lovely marine life in the calm waters, then continue exploring Jibbon Beach by following the Jibbon headland loop walk. Once the sun starts to drop, Jibbon Beach will be the place to be since the changing hues of the sky will reflect the range of colors you see underwater.

Transport

Sydney Railways on the Illawarra line and Transdev NSW bus services both provide transportation to the Shire.

Find Your Ideal Sutherland Shire Property In Sydney

The Sutherland Shire (also known simply as ‘the Shire’) in New South Wales, is bounded by Botany Bay in the north, Waterfall in the south, and Pleasure Point to the west. With Botany Bay, Georges River, and over 2km of beach between Wanda and Cronulla, there are plenty of very desirable real estate areas for nature lovers.

With so much to choose from, you need someone to help you narrow down your search so you don’t waste valuable time looking for and visiting unsuitable homes for sale. Fortunately, Property Buyer has experienced buyers’ agents (also known as buyers’ advocates) with specialised knowledge of the real estate market in Sydney and surrounding areas in New South Wales.

Sutherland Shire’s real estate market in a nutshell

Sutherland was colonised in the late 19th century, with the Sutherland train station opening in 1885. The population of the area continued to grow until the 1950s when it was formally recognised as a part of Sydney in NSW.

The majority of residents in the Shire are of Australian or Anglo-Saxon ancestry, with the median age being a relatively young 29 years old. Around two thirds of people affiliate with Christianity.

The Sutherland Shire region is now undergoing rapid real estate development, following the introduction of complying development standards and rezoning of areas to promote higher density. This is particularly evident in hubs along the rail line such as Sutherland and Cronulla. As a result, many new properties are popping up for sale and buyers are afforded more choice.

It’s important to note that the real estate market in the area is largely residential with not as many opportunities available for commercial or industrial investors as in other suburbs in Sydney.

Sutherland Shire’s growth trajectory

While growth will moderate over time, it will remain above the Sydney average in the medium term, especially for houses on reasonable blocks of land close to amenities or with views.

Supporting the recent price growth is the growing availability of exclusive, luxury properties, such as waterfront mansions. Take Woolooware Road in Burraneer for example; it is the most expensive street in the Shire. In fact, a six storey $30m mansion in Woolooware road won the HIA home of the year in 2016.

While the demand for prestige property is increasing, the Shire is still largely dedicated to mid-size family homes. In fact, most houses were constructed after the 1950s, as this is when population growth really escalated. Houses still make up the vast majority of properties in areas such as Como (which is the first stop in the Shire on the way to Cronulla). This is reversed in hubs like Cronulla and Sutherland, where apartments make up the majority of housing. These range from smaller 60s blocks to 16-storey security complexes with stunning panoramic views.

Your local buyers’ agent will help you sift through the options in your chosen area of Sutherland Shire. A buyers’ advocate who is aware of the current area trends can help you make the best decision based on your individual needs.

While the area is full of beautiful homes, it’s important to factor in the investment potential. This enables you to buy a home that is both a financial asset and a great place to live. As buyers’ agents, it’s our job to help you find the property which fulfils your requirements on every level.

Make informed decisions with an experienced buyers’ advocate

The real estate property market has started to heat up in recent years, with many new houses and apartments coming up for sale. Many first-time and more seasoned buyers are showing a great deal more interest in some suburbs that were previously overlooked. Miranda, Como, and Kangaroo Point, for example, provide excellent property investment opportunities.

Many people have also begun to realise that Sutherland Shire suburbs, like Cronulla, have access to all the amenities and lifestyle features of its more expensive peers in the Eastern Suburbs and Northern Beaches, but the real estate is a fraction of the price.

This is evidenced by Cronulla recently being nominated as one of the most liveable suburbs in Sydney. The Menai to Sandy Point region was also listed as a highly desirable area in which to live. This is due in part to its low unemployment rate, which is under one half of the Sydney average. This is great news for people with an eye to property investment in the Shire, as it will support new development, renovations, and subsequent real estate price growth in these areas of NSW.

Houses for sale within Sutherland Shire are still affordable by Sydney standards, but they are no longer a bargain due to the recent buzz about its desirability and the potential for increased returns on real estate investment.

To ensure you get the maximum return on your property investment, you need help from someone who is intimately familiar with the regional real estate market. That’s where a buyers’ agent comes in. Your agent has your best interests at heart and will work tirelessly to deliver results that match your criteria and stay within your price range.

Your buyers’ agent also has contacts who provide inside information on property auctions and exclusive off-market prestige properties that become available.

Further assistance for property investors

Some buyers are serious investors and want to purchase property in Sutherland Shire with rental potential. Once your buyer’s agent has taken you through the process, from creating a list of promising properties to final price negotiations with whomever is on the vendor’s advocacy team, they can recommend registered financial services providers who can then help you decide on what type of property you want; for example, positive geared property.

Buyer’s agents can also recommend reputable property managers who can help you with the admin involved in running a rental property.

Services vary according to what you require, but typically property management includes arranging for inspections and securing the requisite safety certificates required by property law in. Australia. It’s important to note that regulations and requirements differ across states, so your property manager also needs to be familiar with property law in New South Wales.

Property management for rental properties can also include interviewing potential tenants, creating rental agreements, and managing complaints.

Recreation and Other Amenities in Sutherland Shire

As mentioned above, one of the main attractions of the Shire is the plentiful outdoor recreation activities. Botany Bay boasts some of the best wind and kite surfing conditions in Sydney. Surfers have multiple quality surf breaks to choose from, and nature lovers have 15,000 hectares of the Royal National Park to explore.

The national park caters to bushwalkers, cyclists, campers, surfers, wildlife spotters, and those that just want to find a peaceful spot to stop and relax without travelling too far from the city. The ferry from Cronulla to Bundeena is the gateway to a nature lover’s paradise. Port Hacking waterway provides a fabulous array of water-based activities, including paddle boarding, water skiing, wakeboarding, sailing, and kayaking.

More conventional recreation options include the Sutherland Entertainment Centre, which regularly hosts international stars but also offers more intimate performances by locals. Local cinemas are located in Miranda and Cronulla. There are also a number of golf clubs to choose from, including Woolooware and Cronulla Clubs, which have stunning bay views.

Sutherland Hospital is currently undergoing a $62m redevelopment which will add 60 new in-patient beds to the existing 360 beds. This is following the construction of the $82m Clinical Services Building in 2003.

Buying a home in the Sutherland Shire offers access to great amenities, shopping opportunities, and transport to the CBD. The range of property styles and sizes ensures there is something to suit everyone, including first-home buyers who may have limited budgets.

The bonus is that they can enjoy a fantastic lifestyle while they achieve above average capital growth on their investment! Our buyers’ agents love helping people find houses in the Sutherland Shire, as there are some truly wonderful properties to be found, some of which go for surprisingly realistic prices.
