My client was a first home buyer with no experience and initially had pre: approval at $900,000, however due to the multiple interest rate rises his pre: approval was eroded down to under $750,000. Viral wanted to move from a location in Sydney where he was residing in an apartment block & after 2 x years, did not know any of his neighbours and wanted a sense of ‘community’ and live in an area that provided this within his budget. Ideally a house in one of the more desirable suburbs within Newcastle, however a very tough ask with a budget under $750,000. Working within my trusted networks and contacts, I was able to locate a fantastic buy in the desirable suburb of Lambton that has a median house price of around $1,000,000 walking distance to Elder Street shops which has a lovely village & community feel, popular for all age groups from young professionals to families to retirees. It is one of my favourite Newcastle suburbs given its lovely leafy parks, wide open spaces & village & shop hubs along with the popular & classy live music venue ‘Lizottes’ and the Lambton ‘Aquatic Centre’ & the huge Wests Club for entertainment. The property I found had been on the market at a higher price & the vendor had moved into a retirement village & the family needed to sell the home to cover costs. The price was reduced, I made a considerable lower offer and we came to an agreed price well below expected due to being able to exchange immediately before other buyers could move. We purchased just before Christmas when there were less buyers and less competition. The garage also had an attached studio which could be improved & leased out to provide some income for my client. This property was all about timing and utilising my rapport with the local selling agents and it was a fantastic buy at around the $720,000 mark, way below the suburb median house price of $1,000,000.
