Unless you’ve lived under a rock, buried in a deep hole on an entirely different planet for the past few years, you’ve likely heard about the extraordinary advancements in technology.
So much of this technology is helping – and definitely – changing everyone’s everyday life and this includes buyer’s agents and how we service its clients. I recently talked about how AI alone helps the Propertybuyer team to do their jobs more effectively; however, there are so many other new tech tools and data sources that keep coming to light.
As a result, we are consistently helping deliver better outcomes for you and, I wanted to discuss some of the tools we use every day: namely, Suburbs Finder; CoreLogic; Microburbs, Hotspotting; and Open Realestate AI.
Each of these sources has their strengths and weaknesses and as I said in my earlier AI article, nothing can beat true human knowledge when it comes to buying a property. But combining our team’s expert local understanding with AI and these other tech tools provides a very potent force for pinpointing high-grade suburbs – and that’s just the start of how this combination can help you.
This website calls itself an “all-in-one, fully customisable property research and analytics tool” with data on 15,000+ Australian suburbs.
For obvious reasons, I’m going to focus on how Suburbs Finder helps buyer’s agents; however, it also features tabs for home buyers, including investors, as well as mortgage brokers, investors and developers. It’s worth noting this website’s buyer’s agent tab helps us especially in finding homes for property investors, a opposed to owner-occupiers.
Offering buyer’s agents up to 40 customised dashboards, Suburb Finder can identify investors’ expected capital growth, cash flow and more.
This tool also offers over 40 data metrics including government spending and infrastructure details.
There are also cashflow feasibility tools and portfolio analysers.
Need I say more?
Soon to be rebranded to Cotality, CoreLogic has been a go-to place for the Propertybuyer team for years.
CoreLogic’s property data is well regarded by the industry, and anyone with a finger in Australia’s property pie should certainly be keeping an eye on this website’s offerings, with my personal regular favourite being the monthly Home Value Index (HVI) report.
And of course, my team and I often utilise RP Data, which runs alongside, or with, CoreLogic and boasts that it is “Australia’s largest independent property data platform”.
RP Data ingests more than 7000 data sources and 10 million properties, which in my mind, makes it one of my first, and best, choices for my team and our clients.
Another savvy go-to place for the Propertybuyer team, this home buyer website is a “free, detailed and authoritative resource for Australian property seekers.”
Another reason why we like it is that it offers buyers – and buyer’s agents – an all-in-one report featuring “specific stats-based criteria” on a property, rather than a suburb, with details on land values, boundaries and previous sales prices and dates.
Also in the Microburbs reports are property scores on convenience and lifestyle – and that’s just for a start – as well as crime statistics, planning data, school performances, government building restrictions and the list goes on.
Terry Ryder is a renowned property expert and his wealth of real estate knowledge comes to the fore – again – on his Hotspotting website, and most especially, his reports. The latter is definitely the main reason why the Propertybuyer team loves Terry’s website.
For starters, there’s the regularly updated reports for “hotspot” areas across the nation which include the most recent data on prices, sales, rental yields and vacancy rates plus details on the local economy plus infrastructure.
Other regularly updated reports from this website include Top 10 Best Buys and Top 5 Cheapies with Prospects.
And, let’s not forget the many other podcasts, videos, news and webinars on this website.
As I said earlier, there’s a lot to be said for how AI helps buyer’s agents and of course, their clients.
So with Open Real Estate AI boasting that it’s “Australia’s leading AI automation platform for buyer’s agencies”, it shouldn’t surprise you that this website is another go-to place for the Propertybuyer team.
Once again, this website offers all-in-one reports, which bring together information and data from a range of sources and includes forecast market moves.
Open Real Estate AI can also take care of routine enquiries so the team can take more care of clients.
Not bad for a website, am I right?
All this being said, I maintain that human knowledge trumps AI smarts every time and while data and statistics are also helpful, personal data and understanding should always play a major role when buying property.
Wide ranging data and research is more accessible than ever, however this sort of information is only half the story. You must combine the wealth of material with on-the-ground experienced to get a full picture of any market. That’s where a team like our at Propertybuyer really comes to the fore. We utlise both out data-interpretive skills and at-the-coalface knowledge to deliver the best possible outcome for our client.
